Good afternoon everyone,

I had a question about funding, if anyone can help? I’m in the process of buying a condo in California and has a permit for an FHA loan and put 5% down, but then he made an offer to the listing agent said that the property is not approved by FHA. has since found that I decided to go with a conventional loan with 10% less because the FHA does not fund this condo. I recently learned that with a conventional loan and LTV above 80% is not greater guidance and states that the borrower must provide proof of rent or mortgage payments in the last 12 months. I wonder if the same guidelines for every lender? I moved with my family for the past 3 years, so you can save for a down payment, so it’s really difficult to prove the payment of rent mortgage / because they do not have any in recent years. Any advice would be greatly appreciated! Thanks in advance!
