almost no buyers use an attorney to purchase or sell a home because the contracts are all boiler plate.
But if you wanted to use one I am guessing they will charge you at least 2 hours per contract. Cost about $ 200/hour.
Attorneys charge by hour. They do not care if you ever close. You pay every time you call them on phone.
I’m assuming that you are referring to a real estate attorney and not a regular lawyer. In most cases, it’s the seller that actually pays all the fees – and that’s usually a percentage of the final price of the house. You really shouldn’t put a bid on more than one property at a time unless you are prepared to buy all of them. When you sign the contract putting in a bid if the seller agrees to the bid and complies with your conditions then you are legally required to purchase the property.
What would you need a real estate attorney in the purchase of your house? Most people purchasing a house do not use an attorney for any reason.
Now there are some states in which an attorney is used as closing agents, we call them escrow officers in California as in California real estate attorneys play no role in the purchase of a home for any reason.
If your state require attorneys to be the closing agents then this fee for their services will be listed in the closing documents or estimated HUD-1 statement.
Why would you enter into two contracts to purchase a home, most people look around for a house with a real estate agent after being pre-approved for a loan.
Once they look around with the real estate agent and find a home they think they would like they would make an offer on this one property.
There are many things you should do, but the first thing you should do is contact a mortgage broker that does FHA mortgage loans and get pre-approved. This is the first step. Once you have your pre-approval then contact a real estate agent to look at house based on what you are qualified to buy.
This pre-approval will tell you the amount of house you are qualified to purchase as well as the interest rate, monthly mortgage payments and other necessary things you need to know about your mortgage.
If you are hiring an attorney to look over any documents on your own then you will have to find out the fees they charge when you make contact with this attorney and outline what you want them to do.

My real estate attorney charged a flat fee, not an hourly rate. It didn’t matter how many times I spoke to him over the phone, and that one house fell through after the inspection. Get one that charges a flat fee.
I think it is being a first time home buyer and the commitment of the mortgage payment. that’s why I am scared to b uy a home.
1. The likelihood that real estate prices will fall even further.
2. Renting a home is probably cheaper than owning one right now and gives you much more flexibility if you should need to move.
1) The dilemma of whether to fix an interest rate, for how long and at what rate
2) Uncertainty as to whether the price paid for the house will fall further – condemning the buyer to a huge mortgage and negative equity (i.e. the mortgage debt is larger than the value of the house) – that’s the big, main worry.
3) Maintenance costs of being an owner/occupier.
4) Younger first time buyers are more mobile- meaning that it’s more hassle to have to sell a house, rather than vacating a rented property.
5) Younger first time buyers may find a mortgage impossible to service without 2 incomes – that means a big committment with the person you are living with!
6) Redundancy worries- especially now.
